Who does this apply to?
- Any individual who has disposed of an asset, either by gift or sale, in 2025 which may give rise to a Capital Gains Tax liability.
- Any company who has disposed of development land in 2025. If the proceeds received from the sale are in excess of the purchase price then more than likely

When are the dates for payment?
There are two dates for payment and the date depends on when the asset was disposed of:
- Disposal of an asset between 1 January to 30 November 2025 – Payment date – 15 December 2025.
- Disposal of an asset between 1 December 2025 and 31 December 2025 – Payment date – 31 January 2026.
How do you calculate the Capital Gains Tax due?
Get in touch with your usual point of contact in Xeinadin and they will prepare your Capital Gains Tax return. They will ensure you include all allowable costs associated with the sale of the asset.
What information do you need to provide?
Generally the information will be as follows:
- Description of asset disposed of.
- Details of disposal proceeds.
- Supporting documentation regarding the disposal e.g. sales contract.
- Details and supporting documents for any costs incurred in relation to the disposal e.g. solicitor fees, estate agent fees etc.
- Details and supporting documentation regarding the original acquisition of the asset (e.g. purchase contract).
- Details and supporting documents for any costs incurred in relation to the original acquisition of the asset e.g. solicitor fees, estate agent fees etc.
- Details and supporting documents for any enhancement expenditure incurred on the asset.
What type of assets are subject to Capital Gains Tax?
Your Xeinadin advisor will be able to assist you with this, but generally Capital Gains Tax could be due on the sale of shares, property, currency (including Crypto), companies, businesses, etc. This list is non exhaustive so you should contact your advisor if you have any doubts or questions.
